Finding the right property to rent in Leeds can seem a daunting prospect from the start with so many apartments available to let in Leeds. Frog88 the Leeds Letting Agent are here to make the whole process hassle free. To begin with you need to consider the following;

  • Our simple and easy to use website is updated with new properties to let (with plenty of pictures!) everyday, however if we see a pad that we think would be perfect for you, we'll give you a call before it's advertised, so you can view it first!
  • We'll keep you updated via the phone, text or e-mail each time we feel that something new has come onto our books that you might be interested in.
  • We only take on quality properties with considerate landlords, so that you can feel assured that if a problem with your pad does arise we can get it sorted immediately.
  • We're an independentl, friendly, family run letting agents in Leeds who genuinely care about finding the right pad for you. You're not just another reference number. If we don't have what your lookng for, we'll recommend other agents who might have something for you.

Application process
Once you have found a property you like, we ask you to fill out an application form. A fee of 88.00 + vat (non refundable) is payable upon application, this fee includes the application & administration fee.

You will be required to pass a credit check and the employee & previous address referencing process which can take between 48 and 72 hours hours. If your income is low or you have not been in your job a long time you may have to find a guarantor.

Once you have passed the credit checks we will arrange a move in date and a convenient time for you to sign the Tenancy Agreement. Anyone over the age of 18 must be on the Tenancy Agreement.

At the point of signing the Tenancy Agreement, you will also receive the following documentation:

  • A copy of the annual Landlords Gas Safety Certificate if applicable
  • Inventory / check in Report
  • Details of who to contact and how regarding faults and repairs
  • Business card with details of who to contact if you have any problems or questions
  • Standing Order Mandate
  • Landlord details for future reference (if required)
  • Receipt of first months rent and deposit paid

Once you have moved into your property, you will be required to take meter readings for all utilities & inform the relevant utility companies of your new occupation.

On the sign up day we will always ask for one months rent and the bond to paid in advance. We accept either cash or a bankers draft.

Your Bond will be paid into the new DPS, Tenancy Deposit Protecton scheme to ensure that it's return is dealt with fairly.

On all properties managed by frog88, we are on hand during your tenancy if faults or repairs need reporting or if you require advice regarding your tenancy.
